Japan Ratings


Japan is the largest and most mature servicer market in Asia with both the highest number of servicers generally and the highest number ranked by international rating agencies. Therefore, as the systems and procedures of the Group's regional offices are based on the Capital Servicing model, the rating for Capital Servicing may be viewed as a proxy for the other Capital Services Group servicing operations.

Capital Servicing Co., Ltd. has the highest issued Fitch special servicer rating in Asia of CSS1-, and the highest possible Standard & Poor's special servicer rating of "Strong" with "Stable Outlook". There are no other special servicers rated as highly by both Fitch and Standard & Poor's in Asia. Capital Servicing is also rated as a commercial loan primary servicer and residential loan primary servicer by S&P and have been awarded ratings of “Above Average” with “Stable Outlook” respectively.

The Fitch scale for Commercial Special Servicers (CSS) is from one to five (with a "one" being the highest). Each ranking can have a plus or minus. Standard & Poor's use a five point scale from "Strong" to "Weak". "Strong" with "Stable Outlook" is the highest possible ranking.
